AND HONESTLY, I THINK WHAT'S BECOME CLEAR TO ME IS THAT THIS DISCUSSION ISN'T REALLY ABOUT ADDITIONAL HOMES.

IT'S ABOUT ANXIETY OVER WHAT WE FEAR THE NEIGHBORHOOD COULD BECOME.

AND I UNDERSTAND THAT PEOPLE ARE PROTECTIVE OF THIS COMMUNITY BECAUSE THEY LOVE IT, AND I DO AS WELL.

BUT I ALSO THINK THERE'S AN IMPORTANT DISTINCTION BETWEEN PRESERVING THE SPIRIT OF A NEIGHBORHOOD AND PRESERVING EVERY PHYSICAL CONDITION EXACTLY AS IT EXISTS TODAY.

BECAUSE THE REALITY IS, OUR NEIGHBORHOOD HAS NEVER BEEN STATIC.

IT HAS ALWAYS EVOLVED DIFFERENT HOUSING STYLES, DIFFERENT SCALES, DIFFERENT GENERATIONS OF RESIDENTS, DIFFERENT ECONOMIC REALITIES OVER TIME. THAT TEXTURE IS ACTUALLY PART OF ITS IDENTITY.

AND PERSONALLY, I WOULD RATHER SEE US PARTICIPATE THOUGHTFULLY AND THAT EVOLUTION THAN RESPOND TO EVERY FORM OF CHANGE AS A THREAT, ESPECIALLY BECAUSE THE ALTERNATIVES MAY NOT ACTUALLY PRODUCE THE OUTCOMES PEOPLE THINK THEY WILL.

THEY SELDOM DO. IF THESE LOTS ARE DEVELOPED DIFFERENTLY, WE ARE LIKELY LOOKING AT FEWER, SIGNIFICANTLY MORE EXPENSIVE HOMES.

THAT'S SIMPLY THE FINANCIAL REALITY OF CONSTRUCTION TODAY. AND I THINK WE HAVE TO ASK OURSELVES, HONESTLY, WHETHER PRESERVING EXCLUSIVITY AT A HIGHER AND HIGHER AND HIGHER PRICE POINT IS ACTUALLY THE THING WE'RE TRYING TO PROTECT.

BECAUSE FOR ME, ONE OF THE MOST VALUABLE THINGS ABOUT OUR NEIGHBORHOOD HAS ALWAYS BEEN ITS RANGE OF PEOPLE FAMILIES CONNECTED TO WOODWARD, DELTA EMPLOYEES, PORTION EMPLOYEES, LONGTIME RESIDENTS, YOUNGER BUYERS TRYING TO ESTABLISH THEMSELVES, PEOPLE AT VERY DIFFERENT STAGES OF LIFE. AND I WORRY SOMETIMES THAT WHEN COMMUNITIES RESIST EVERY FORM OF THOUGHTFUL DENSITY OR HOUSING VARIATION, WHAT THEY UNINTENTIONALLY CREATE IS A FUTURE WHERE ONLY A VERY NARROW SEGMENT OF PEOPLE CAN REMAIN.

THAT DOESN'T FEEL LIKE PRESERVATION TO ME. THAT FEELS LIKE GRADUAL LOSS.

NOW, THAT DOESN'T MEAN EVERY PROJECT IS AUTOMATICALLY GOOD. OF COURSE NOT. DESIGN MATTERS.

TRANSITION MATTERS. INFRASTRUCTURE MATTERS. RUNOFF.

TRAFFIC PRIVACY. UTILITY OPTIMIZATION. THEY'RE ALL LEGITIMATE CONCERNS, AND THEY SHOULD BE ADDRESSED CAREFULLY AND RESPONSIBLY.

BUT I THINK THOSE ARE QUESTIONS OF EXECUTION, NOT REASONS TO REJECT THE BROADER IDEA OUTRIGHT.

IN TRANSPARENCY, I WORK IN REAL ESTATE AND I ALSO SERVE AS PRESIDENT OF THE NEIGHBORHOOD ASSOCIATION.

BOTH ARE THINGS THAT I AM VERY PROUD OF. THOSE ROLES MEAN I SPEND A GREAT DEAL OF TIME THINKING ABOUT HOUSING, COMMUNITY DYNAMICS, LONG TERM SUSTAINABILITY, AND THE DIRECTION THAT NEIGHBORHOODS EVOLVE INTO OVER TIME.

SO YES, I BRING A PARTICULAR PERSPECTIVE TO THIS CONVERSATION, ONE GROUNDED IN STEWARDSHIP, LIVED EXPERIENCE, AND A DEEP CARE FOR THIS NEIGHBORHOOD.

IT'S ROOTED IN BELIEVING THAT HEALTHY NEIGHBORHOODS NEED FLEXIBILITY. THEY NEED ADAPTABILITY.

THEY NEED ROOM FOR PEOPLE WITH DIFFERENT IDEAS, LIFESTYLES, NEEDS AND ECONOMIC REALITIES TO STILL FIND A PLACE WITHIN THEM.

AND I THINK THERE'S ACTUALLY SOMETHING QUITE THOUGHTFUL ABOUT CREATING HOMES THAT ARE INTENTIONAL AND SCALE MANAGEABLE AND MAINTENANCE CONNECTED IN DESIGN, AND POTENTIALLY EVEN CREATE A KIND OF MICRO COMMUNITY WITHIN THE LARGER FABRIC OF THE NEIGHBORHOOD.

SO FOR ME, THIS CONVERSATION ULTIMATELY COMES DOWN TO STEWARDSHIP, NOT JUST PROTECTING WHAT THE NEIGHBORHOOD HAS BEEN, BUT THINKING CAREFULLY ABOUT WHAT IT ALLOWS, WHAT ALLOWS IT TO REMAIN ALIVE, WELCOMING, AND RESILIENT INTO THE FUTURE.

IT RAISES THE OVERALL PRICE OF HOUSES AVAILABLE TO BUY IN OUR NEIGHBORHOOD.

AND IT SUPPORTS A GUY COMMITTED TO MAKING MORE AND MORE HOUSES WHEREVER HE CAN IN THE CITY.

MY NEIGHBORHOOD, IT JUST DOESN'T FIT. BUT BUT MAYBE HE DOES HAVE A RIGHT PLAN AND A RIGHT IMPLEMENTATION AND A RIGHT.

WE ALREADY HAVE LOTS OF TRAFFIC PROBLEMS, BUT AGAIN, I THINK THEY'VE DONE A GREAT JOB OF PREPARING THEIR PRESENTATION OF HOW THEY'VE OVERCOME ALL THESE THINGS.

WE HAVE A BIG TRAFFIC PROBLEMS IN THE INTERSECTION DIRECTLY ACROSS FROM THIS PROPERTY BECAUSE, WELL, WE HAVE A SCHOOL FULL OF TEENAGE DRIVERS WHO MAY OR MAY NOT STOP AT THE STOP SIGNS.

I DON'T KNOW HOW THEY'RE GOING TO HANDLE THE CONFLUENCE OF THESE MORE CARS INTO THAT ALREADY DIFFICULT SPOT.

BUT AGAIN, MAYBE THEY'VE GOT A GOOD PLAN FOR IT.

I THINK IT'S JUST OUT OF SCALE OF EAGAN PARK.

I RECOGNIZE IT COULD MAKE PEOPLE SOME GOOD MONEY THEY'D LIKE TO HAVE.

THE MILLAGE RATE AND A COUPLE OF YEARS AGO THEY WERE BASING IT ON $110,000 VALUE HOUSE.

SO THERE'S SUCH A MISMATCH ABOUT WHAT'S AFFORDABLE.

AND ANYWAY, IF IF IT COULD BE MADE TO BE AFFORDABLE FOR PEOPLE WHO ARE BELOW AT THE POVERTY LEVEL OR BELOW THE AVERAGE INCOME OF THE CITY OF EAST POINT, I MIGHT BE MORE IN FAVOR OF IT, BUT I'D STILL HAVE THE SAME DENSITY PROBLEMS. IT'S IN THE WRONG. IT JUST DOESN'T FIT THE NEIGHBORHOOD.

WE'D HAVE TRAFFIC PROBLEMS. I WISH I COULD SUPPORT IT MORE ROBUSTLY, BUT I'M CONFUSED BECAUSE IT LOOKS LIKE A GREAT PLAN AND IT WOULD BRING MORE TAX MONEY INTO THE CITY AND.
